Income and Credit

Our screening starts with evaluating a tenant’s income. We want to see rents at a maximum of 30% or 40% of a tenant’s gross income. We are also evaluating FICO scores and reviewing credit reports.

Positive Rental History

We won’t place a tenant with a history of evictions, nonpayment of rent, or property damage. We want to see positive, respectful relationships with current and former landlords and a willingness to communicate.

Student Rentals

We love renting to students, and most of our student tenants are successful and cooperative. To protect you and your property, we do require a guarantor for any students wishing to rent a home.

Documenting the Process

We understand the importance of consistency, fairness, and objectivity. Our process of screening tenants is well-documented and transparent; available to owners or renters who want to see how we evaluate our applicants.

Communication

We value and prioritize communication, and our applicants will hear from us as soon as we have the results of our screening and background checking process. We’ll collect move-in funds and settle on a move-in date.

New Tenant Orientation

We want our London tenants to feel comfortable and happy in their new homes, so once approved, we will discuss the lease agreement in detail and answer any questions they have about the property.
