What is the cost for you property management services?

Fixed percentage rate of monthly gross rents - between 8-10% depending on units under management. No setup fees, no charge when vacant, and 100% transparency. See pricing page for more information.

Do you charge management fees during a vacancy?

No. If your property is not rented, you will not pay any management fees until a tenant is placed.

How much will my property rent for?

We use verified market data to estimate and determine the fair market value of your home. We study and analyze this data, to maximize Owners monthly rental amounts.

How long will it take to rent my property?

This is variable. Homes that are well maintained and adhere to LSK Property Management's standards, are more likely to attract high-quality tenants and rent faster than those that do nto learn more about our property standards to get your home in tip-top shape to secure a high quality tenant!

How do you advertise my rental property?

We advertise on the top rental websites, using high resolution photos, and make the showing process both clear and easy. This maximizes exposure to ensure your home is leased quickly at a high rental rate.

What are a few of your tenant screening requirements?

We consider this the key to successful property management! We use a stringent screening process in the selection of all of our tenants. All applicants must have no criminal background, rent must be a maximum of 30-40% of gross income, and good standing rental history. For ALL student rentals, we require a guarantor to the signer.

Should I accept pets?

The majority of prospective tenants have pets and having a no pet policy greatly reduces the pool of qualified tenants by nearly 50%. It is up to you to allow or not to allow pets on your property, but our standard policy is that pets are acceptable depending on the property, pet size and breed.

How do you handle maintenance requests?

Tenants are asked to contact their property manager directly for urgent maintenance issues, and use their online tenant portal to file maintenance issues and repairs. Many times we are able to solve issues over the phone, avoiding what might have been an additional expense to Owner.

How do I access my activity reports?

A detailed report will be sent to you each month, in addition to being able to auto-generate reports through the owner portal.

Do you buy & sell properties as well?

Unfortunately, we do not handle buying or selling of properties. We have a strong network of realtors in the area and would be happy to refer you to a professional.

How do I get paid?

Rent distributions are deposited via EFT to the owner's bank account each month, subject to a $1.50 service charge.

Do you conduct inspections?

Yes, inspections are conducted at a minimum of once annually, but can be done additionally at the owner's expense. Inspections are subject to a separate inspection fee.  

Do you mark-up invoices or repairs?

NO. We pride ourselves in our 100% transparency with clients, and do not markup on any service repairs or invoices. We believe this causes an unethical goal of creating additional problems with the property or placing poor tenants, to the benefit of the management company, not the owner.

May I use my own vendor instead of yours?

Yes, if you have a preferred vendor you would like to use, you can do so. You will need to provide us with their contact information ahead of time, so issues can eb dealt with promptly.

Who pays for repairs?

As per industry standards, the landlord is generally responsible for any maintenance or repair costs. We source the local vendors and contractors to ensure we can solve all repair requests promptly and at the best price, and invoice you at a later date.
